This checklist covers every area of the home, from curb appeal through the back yard, so nothing falls through the cracks before your listing goes live.

Before You Start: The Priority Framework

Not every item on this list has the same return on investment. Before you spend money on improvements, classify each item:

Must Fix — Items that will fail inspection, kill financing, or give buyers grounds to cancel. Structural issues, roof leaks, electrical hazards, HVAC that doesn’t function, evidence of moisture intrusion. Fix these without negotiation.

High ROI — Items that cost little but significantly improve buyer perception. Deep cleaning, fresh neutral paint, updated hardware, decluttering. These almost always return more than they cost.

Low ROI / Skip — Major renovations (full kitchen, bathroom gut, etc.) rarely return full cost in a sale context. Fix functionality; don’t renovate for someone else’s taste.

Your agent will advise on what the current market in your submarket and price range expects. What sells a $200,000 home in Midtown Mobile is different from what sells a $600,000 home in Fairhope.


Exterior / Curb Appeal

Lawn and Landscaping

  • Mow, edge, and trim all lawn areas
  • Remove dead plants, overgrown shrubs, and weeds from beds
  • Add fresh mulch to planting beds
  • Trim trees and shrubs away from the house and roofline
  • Clean gutters and downspouts — visible clogs signal deferred maintenance

Driveway and Walkways

  • Pressure wash driveway, walkways, and front porch
  • Repair cracked or heaved concrete or pavers if significant
  • Remove oil stains from garage floor or driveway

Exterior of the House

  • Pressure wash siding, brick, or stucco
  • Touch up or repaint exterior trim, shutters, and front door
  • Replace or repair any damaged siding, fascia, or soffit
  • Inspect and caulk around all windows and exterior penetrations
  • Clean or repaint the mailbox
  • Ensure house numbers are visible and clean

Entry

  • Replace or refinish front door if worn (the front door is the strongest single ROI item)
  • New or polished door hardware
  • Clean or replace light fixtures at entry
  • Add or refresh potted plants at entry — not clutter, just a clean welcome

Roof

  • Inspect for missing or damaged shingles visible from the ground
  • Clear moss, algae, or debris from roof surface
  • Know the roof age — buyers will ask and inspectors will note it

Interior — All Rooms

Deep Cleaning (Every Room)

  • Professional cleaning of all floors (carpet, hardwood, tile)
  • Clean all windows inside and out
  • Clean all light switches, outlet covers, and door hardware
  • Clean ceiling fans and light fixtures
  • Remove cobwebs from corners and ceiling edges
  • Wipe down all baseboards, door frames, and window sills

Decluttering and Depersonalization

  • Remove at least 30–50% of belongings from every room — less is more
  • Clear countertops in kitchen and bathrooms to bare surfaces
  • Remove personal photos, trophies, and highly personalized decor
  • Remove excess furniture — crowded rooms photograph and show small
  • Organize closets — buyers open every closet; overstuffed reads as “not enough storage”
  • Rent a storage unit if needed — do not stack items in the garage or basement

Paint

  • Repaint any room with bold, dark, or worn paint in a neutral palette
  • Touch up scuffs and dings throughout
  • Patch nail holes and texture if needed before painting

Floors

  • Replace or professionally clean carpet — stains and odors are deal killers
  • Refinish hardwood floors if significantly worn or scratched
  • Replace any broken or missing tile
  • Ensure all transitions are secure and level

Kitchen

  • Deep clean all appliances inside and out (oven, refrigerator, microwave, dishwasher)
  • Clean or replace range hood filter
  • Clean grout lines in backsplash and floor
  • Clear all countertops — store appliances, knife blocks, dish drainers
  • Repair or replace any non-functioning cabinet hardware
  • Check all cabinet and drawer slides — repair sticking or broken hardware
  • Replace faucet if dated or showing mineral buildup
  • Check under-sink for leaks or water damage
  • Ensure garbage disposal functions
  • Verify all appliances that convey are in working order

Bathrooms

  • Deep clean tile, grout, toilet, tub, and shower
  • Re-caulk tub and shower if caulk is cracked, yellowed, or moldy
  • Replace toilet seats if stained or worn
  • Replace or clean exhaust fan — a non-functioning fan signals moisture problems
  • Check for any soft flooring around toilet base (sign of past leak)
  • Replace faucet hardware if dated or corroded
  • Clean or replace mirror
  • Staged towels and minimal counter items for photography

Living Areas

  • Repair or replace any damaged window treatments
  • Ensure all windows open, close, and lock properly
  • Repair or replace any damaged or sticking doors (interior)
  • Ensure all light switches and outlets are functional
  • Replace any burned-out light bulbs — all fixtures should be fully lit for showings
  • Clean fireplace if applicable — remove ash, clean surround
  • Remove and store any area rugs that hide good flooring or are worn

Primary Bedroom

  • Declutter closet — storage perception matters
  • Repair or replace closet organizer system if broken
  • Neutral bedding for photography and showings

Mechanical and Systems

  • Replace HVAC filter and ensure system functions properly
  • Have HVAC serviced if maintenance is overdue — buyers ask about service records
  • Test all smoke detectors and carbon monoxide detectors; replace batteries
  • Check water heater age — note if approaching end of life (10–12 years)
  • Ensure all electrical panels are accessible and labeled
  • Test all ceiling fans
  • Check for plumbing drips, running toilets, and slow drains

Gulf Coast Specific

  • Clean and inspect hurricane shutters or panels if present
  • Locate and provide documentation of elevation certificate if in flood zone
  • Document flood insurance policy information for disclosure

Garage

  • Declutter and organize — buyers need to visualize their belongings fitting
  • Test garage door opener and ensure door opens/closes smoothly
  • Check garage door weatherstripping
  • Sweep or clean floor
  • Ensure lighting is functional

Back Yard and Outdoor Areas

  • Mow, edge, and trim back yard
  • Clean or stage outdoor furniture
  • Clean grill if it conveys
  • Clean or repair any fencing — a sagging fence is a negotiating point
  • Pressure wash patio, deck, or pool deck
  • Pool: ensure clean, balanced, and equipment functioning (if applicable)
  • Remove equipment, debris, and excess stored items

The Day Before Photography

Professional photography is the listing’s first impression for online buyers — where over 90% of buyers begin their search. Before the photographer arrives:

  • All surfaces clear
  • All closets closed
  • Toilet lids down
  • All lights on (replace any burned-out bulbs the night before)
  • Remove cars from driveway
  • Remove pet items, litter boxes, and food bowls
  • Remove personal photos and mail
  • Adjust blinds/curtains consistently throughout — open to let light in

Before Every Showing

  • All lights on, including closets
  • Comfortable temperature (not hot, even in summer — buyers won’t linger)
  • Pet arrangements — pets out of the home or secured
  • Litter boxes removed or spotless
  • Fresh scent — subtle, not overpowering; buyers are suspicious of strong air fresheners
  • Kitchen and bathrooms wiped down
  • All surfaces clear
