A REALTOR® can’t quote rates, originate loans, or give mortgage advice. What I can do is connect you with the right lender for your specific situation — and in this market, that distinction matters:
AHFA-approved lenders. The AHFA Step Up down payment assistance program must be originated through an approved participating lender. Not all lenders are approved. I can refer you to lenders in this market who regularly originate Step Up and MCC transactions.
DSCR and portfolio lenders for investors. If you’re buying a rental property — especially a non-warrantable condo in Gulf Shores or Orange Beach — the right lender is not a standard retail mortgage bank. I work regularly with lenders who offer DSCR products and portfolio loans for these situations.
